DSCR Reserve Rules: Which Accounts Count Toward Post-Closing Liquidity

Wholesale DSCR lenders require borrowers to verify three to twelve months of proposed PITIA payments in post-closing liquid reserves after accounting for down payment and closing costs. Eligible reserve assets include 100% of personal or borrowing-entity checking, savings, and money market accounts, plus marketable stocks, bonds, mutual funds, and vested retirement accounts (commonly credited at 60% to 100% of value depending on the wholesale matrix).

Because DSCR underwriting does not examine personal W-2 paystubs or federal tax returns, your verified liquidity statement serves as the lender's primary proof of financial resilience. If a tenant vacates unexpectedly or an HVAC unit fails two months after closing, post-closing reserves ensure the LLC can continue making timely monthly PITIA payments while the unit turns over.

How many months of PITIA reserves do wholesale DSCR programs require?

Your exact reserve requirement is always expressed as a multiple of the subject property's proposed monthly PITIA (Principal, Interest, Property Taxes, Hazard Insurance, and HOA dues)—not just principal and interest. Across active wholesale matrices, reserve tiers scale based on loan amount, coverage ratio, and borrower experience:

  • Standard DSCR files ($100,000 to $1,000,000 loan size, DSCR >= 1.00): Commonly require 3 to 6 months of PITIA in post-closing reserves.
  • Sub-1.00 or No-Ratio DSCR files (DSCR < 1.00): Commonly require 6 to 12 months of PITIA to buffer the lower initial rent coverage.
  • Jumbo DSCR loans ($1,500,000 to $3,000,000+): Commonly require 9 to 12 months of PITIA.
  • First-time real estate investors: Commonly require 6 to 12 months of PITIA (you can review all new-investor rules in can first-time real estate investors qualify for a DSCR loan?).

note that unlike conventional Fannie Mae investment loans—which require additional percentage reserves for every single other financed property in your portfolio—the vast majority of wholesale DSCR lenders calculate reserves exclusively on the subject property being financed.

How does the reserve calculation work on a real purchase transaction?

Suppose you are acquiring a $440,000 brick two-family duplex in Milwaukee, Wisconsin at 75% LTV ($330,000 loan amount) with a 6-month PITIA reserve requirement. Your down payment is $110,000, estimated closing costs and escrow prepaids total $11,500, and the proposed monthly PITIA payment is $2,650/month.

To clear underwriting, your asset statements must cover two distinct buckets:

  1. Cash-to-close (must be 100% liquid at closing): $110,000 down payment + $11,500 closing costs = $121,500.
  2. Post-closing reserves (6 months x $2,650 PITIA): $15,900 remaining after closing.

Suppose you upload two months of personal checking statements showing $124,000 in cash and a recent quarterly Fidelity 401(k) statement showing a $45,000 vested balance. The underwriter allocates $121,500 of your checking account to cover cash-to-close, leaving $2,500 of leftover cash. Next, the underwriter applies a conservative 70% valuation haircut to your $45,000 vested 401(k) balance—giving you $31,500 in eligible retirement reserves without requiring you to withdraw a single dollar from your 401(k). Your total post-closing liquidity is $34,000 ($2,500 cash + $31,500 retirement credit), easily clearing the $15,900 requirement by more than double.

Can cash-out refinance proceeds satisfy your DSCR reserve requirement?

One of the biggest advantages in wholesale DSCR refinancing is the cash-out proceeds reserve rule. Suppose you are executing a cash-out refinance on a seasoned rental property in Atlanta, Georgia where your proposed PITIA is $2,200/month and the lender requires 6 months of reserves ($13,200). If your net cash-out wire at closing is $58,000, the majority of wholesale DSCR matrices allow that $58,000 cash-out wire to satisfy the $13,200 reserve requirement automatically—meaning you could have zero excess reserves sitting in your checking account prior to closing and still pass underwriting.

Always ask your Loan Daddy loan specialist whether your specific wholesale lender permits net cash-out proceeds to satisfy reserves before moving money between accounts.

Which assets are commonly rejected or require extra documentation?

To avoid last-minute Prior-to-Doc conditions, know how underwriters treat non-standard funds:

  • Cryptocurrency (Bitcoin, Ethereum, USDC): Most wholesale matrices do not count unliquidated crypto balances on Coinbase or cold wallets toward reserves; however, if you liquidate crypto into USD and season the cash in a U.S. bank account for 60 days (two full statement cycles), it becomes standard liquid cash.
  • Unsecured borrowed funds or credit card advances: Personal loans, credit card cash advances, and unsecured lines of credit are ineligible for down payment or reserves. (Secured HELOC draws against another real estate asset with plenty of equity are widely permitted for down payment.)
  • Escrow holdbacks for repairs: Funds held back at title aren't liquid reserves, and remember that DSCR properties must meet strict collateral condition rules at closing, as detailed in appraisal property condition ratings (C1-C6) in DSCR underwriting.
